The Inspection
Property walkthrough identifies location, dwelling type, rooms, construction quality, and condition. Measurements are taken. Appraiser assesses factors impacting value.

Data Collection and Analysis
Key details gathered for appraisal: city/town, address, ownership, land use, dimensions, taxes, dwelling age, market data, comparable sales.

Direct Comparison Approach
Estimate based on comparable sales. Research finds similar properties. Adjustments for differences in size, features, upgrades. Agreement on adjusted values or value range.

Final Estimate of Value
Appraiser selects Final Value Estimate based on criteria like similarity, minimal adjustments, or recency of comparable sales.

Complete the Residential Report Form
Addendums with photos and maps are added to the report. The entire report is reviewed, signed, and delivered to the client, communicating the appraisal outcome.
